Filing
We file and serve the dispossessory warrant and continue to reach out to your tenant.
Process Service
Included in filing cost. Our process servers serve the summons to the door of the premise and mail.
Answer Period
Tenant has 7 days to answer. We negotiate hard for a consent agreement throughout this phase.
Court Hearing
Represented by an attorney or without. You only have a hearing if the tenant answers the case.
Judgment
You will have a judgment in nearly every case. Our goal is to resolve your case in a single court visit.
Writ of Possession
Filed only if tenant doesn't comply. Gives you the right to take back your property.
Set Out
ETFM coordinates marshals and crew. We notify the tenant throughout — most leave before it gets here.

The Registration Process
Have your contact info, entity type, and mailing address ready.
Create Your Account
Fill in your name, entity type (individual, LLC, etc.), mailing address, phone, and email. Create a password for your portal. Takes about 5 minutes.
Your Case Is Created
Once registered, ETFM builds your case in the system. You'll receive a login to your client portal where you track everything in real time.
Upload Your Documents
Add your lease, rent ledger, and any supporting evidence through the portal. The more we have, the stronger your case.
We Go to Work
ETFM starts the demand letter process immediately — calling, texting, and emailing your tenant from day one. You'll receive updates at every step.
Pay Only As You Go
Invoices are created in your portal as the case progresses. Pay by Zelle or PayPal — you're never billed for steps until you authorize them.
